Important Salve Policy change

THE POLICY

Per the Salve Regina University website, there has been a change to their on campus residency requirement. The policy states:

" Students accepted for the 2024-2025 academic year or later: The University has implemented a three-year housing requirement. First-year, sophomore and junior students who are not commuting from their permanent residence are required to live on campus."

WHAT DOES THIS MEAN?

This policy potentially cuts the pool of off campus rental prospects in half. Typically, the majority of students looking for off campus rentals are sophomores who want to lock down a house for junior year. With this change in policy, they must now wait another year to begin their search. Off campus tenants will be limited to groups of seniors only. This not only decreases the number of prospects overall, but is a loss of potential renewals by students. Your property will now have to turn over to a new set of tenants EVERY school year. 

HOW DOES THIS EFFECT YOU?

Obviously, you want to keep your property rented. You likely count on the Salve income year over year. If you continue to rent to students, it will become very important that your pricing  be competitive and that your property is well maintained. You will want to attract desirable tenants who will take care of your property. 

You may also consider transitioning your property to a different rental term (yearly, War College, seasonal but not limited to students).  If this is something you are thinking about, we would love to discuss what might be the best use for your particular property.
